Twice-a-year maintenance that prevents the breakdown

This is the service the whole company is built around. Most middle-of-the-night failures start as something a maintenance visit catches months earlier: a drain line closing up, a capacitor drifting out of spec, a coil so dirty the system is working at 70 percent and nobody noticed.

What happens at every visit

  • Chemically clean the evaporator coil
  • Wash the outdoor unit and rinse coastal salt off the coil
  • Wipe down indoor and outdoor cabinets
  • Clear the condensate drain and test the drain safeties
  • Check refrigerant charge against design
  • Test electrical components, connections and disconnects
  • Check blower condition and airflow
  • Pressure test ductwork and inspect for leaks
  • Inspect for biological growth
  • Look for efficiency losses and document them
  • Check the dryer vent
  • Record filter sizes and condition
  • Photograph anything we find
  • Label the equipment for future service

Why every six months, not once a year

Cooling season here is long, wet and hard on equipment; heating season is short but sudden. One visit a year means one of those two seasons starts on an uninspected system. Your visits land every six months from the day you join, and we track them so you do not have to remember.

“Lee came by for our bi-annual maintenance visit. This is the third or fourth time we've had Lee specifically and it's nice having someone familiar with the house to keep up with it.”

“I signed up for their maintenance plan, and rather than just 'taking the money,' they've been very responsive in terms of scheduling appointments and very thorough in doing the work.”

Robert T. · Google

“He is very practical in prioritizing what needs to be done versus what we can keep an eye on. On Time Air has been good to work with and I recommend them often.”

Questions about maintenance

Is maintenance really worth it on a newer system?

It is most worth it on a newer system. Manufacturer warranties expect documented maintenance, and the cheapest time to catch a drain or charge problem is before it has damaged anything.

How long is a visit?

Plan on an hour to ninety minutes for a single system. We would rather be thorough than quick, and the written report at the end is the proof of what we touched.

Need service this week?

We run Monday–Friday, 8:00–5:00. Need a time you can plan around? Ask for the 8am appointment.
